Pre-construction projects don't sell to everyone at the same time or the same price. Builders typically release inventory in tiers — and the earliest tier, often called "Platinum" or "VIP" access, is only offered through a limited group of realtor partners before the project is ever advertised to the general public.

Why does this matter? Because pricing on pre-construction homes almost always increases as a project sells through its phases. The units and price points offered at Platinum access are, by definition, the best available in the entire project — before demand pushes prices up, before the best lots or views are gone, and often before the strongest incentives get pulled back.

By the time a project reaches its public release (the stage most buyers encounter when searching online or driving past a sales centre), the earliest, most favourably priced inventory is typically already sold. What's left is usually still a reasonable purchase — but rarely the best deal available in that community.

This is the core reason VIP registration matters even if you're not ready to buy today. Getting on a project's Platinum list costs nothing and doesn't obligate you to anything, but it's the only way to see pricing and floor plans before the general public does. Once a project is public, that window has already closed.
